79 AFFORDABLE flats for key workers could be built in Dorchester if plans are approved.
Prime (UK) Developments Ltd has submitted plans to Dorset Council which would see the existing Oak House building on Poundbury Road demolished to make way for a four-storey building that would be used to provide affordable housing for key workers.
Prime said that DCH currently has only 90 bedspaces within shared/student-style accommodation for NHS workers, but this is fully occupied, and that the NHS’s ambition to recruit and retrain more staff has resulted in a “desperate need” for additional accommodation near to the hospital.
The new development would reportedly deliver affordable, furnished, conveniently located accommodation for people working at the nearby Dorset County Hospital (DCH) and who cannot afford to live in open market rental accommodation.
The accommodation would support a wide range of household types, including single people, couples and friends sharing, as well as those who have recently graduated and those on training placements.

The development would consist of 32 one-bed studios, seven one-bed apartments, 28 two-bed apartments and 12 three-bed apartments.
17 car parking spaces have been proposed, with two accessible spaces and 40 secure cycle spaces. Vehicular access has been proposed from Miller’s Close.
A minimum letting period of six months per apartment has been proposed.
The proposed development would “largely reflect” the L shape of the existing building with an extension on the western boundary, Prime said.

A community consultation took place about the plans on February 25, which Prime said resulted in “overwhelmingly positive” comments, with people saying this kind of facility would be of great value to the community.
A communal garden has also been included in the plans, which has been designed to foster relaxation, social interaction, and a sense of community among residents.
The plans said: “The Oak House Key Worker Accommodation project represents a well-planned and sustainable initiative aimed at providing essential housing for Dorset County Hospital staff.
“The proposed development, located within close proximity to the hospital and town centre, ensures convenient access for key workers while aligning with local planning policies and sustainability goals.”
Plans to turn the building into 18 dwellings were previously approved by Dorset Council in May of last year.
