Converted church, land, and commercial property in Somerset boomed at auction in 2024

HOMES and land in Somerset enjoyed an “outstanding” year at auction, according to a leading county firm.

Auctioneers Greenslade Taylor Hunt (GTH) hailed “an outstanding year of property auctions which saw a range of agricultural land, residential and commercial property go under the hammer”.

Among properties of note in 2024 were a single parcel of 9.93 acres of land at Fiddington, near Bridgwater. The site sold for £199,000 – equating to £20,000 per acre.

Meanwhile, two acres of attractive amenity, pasture land at Croscombe, near Wells, sold for £66,000 – dwarfing its £25,000 guide price.

Elsewhere, a spacious three-bedroom farmhouse at Benville, near Corscombe, in Dorset, sold for well in excess of its guide price, with the gavel falling at £559,000.

“The property was subject to an agricultural tie – meaning it must be occupied by people engaged in farming or a similar rural enterprise,” a GTH spokesperson said.

“However, this restriction did not deter buyers and again shows the versatility of an auction sale for achieving competitive prices.”

The property includes an area of permanent pasture land and series of lakes, in total extending to around 8.63 acres (3.49 ha).

A different kind of property – a commercial investment of flats in a converted church at Hatch Beauchamp, near Taunton – pictured above – sold for £270,000.

And one of the more unusual sales was of Willow Cottage, a home renovated after being wrecked by fire and left uninhabitable for a number of years. Despite its sorry state – and lack of planning consents – it sold for an impressive £202,000 – £52,000 above the pre-sale guide.

GTH is now gearing up for the first sale of 2025 at The Shrubbery Hotel, Ilminster, on Thursday, February 27, which gets underway at 2pm.

Entries already confirmed include 55 North Street, in Wellington, which was recently used to temporarily house the town’s library while the main library underwent a major re-fit.

Now the prominent property at North Street, which sits opposite the town’s fire station, is on the market at a guide price of £200,000.

“It has the potential to be converted into an attractive home, subject to the necessary consents,” the spokesperson said.

GTH property auctions are augmented by a livestream service enabling the widest possible audience.

“It is becoming a more and more popular way of selling land and property as the procedure is relatively straightforward with all the necessary legal and administrative matters in place prior to the start of the sale,” the spokesperson added.
