19 NEW homes could be coming to Okeford Fitzpaine – next to a site that already has planning permission for 27 homes.
P&J Okeford Fitzpaine Ltd has put forward plans to create the homes, complete with parking and landscaping, at land at Pleydells Farm on Lower Street.
The adjacent former farmyard site has full planning permission for 27 homes, also owned by the applicant.
Plans to build 19 new homes at the site were previously refused, and the following appeal was dismissed.
“This application is for an alternative scheme that addresses the specific reasons why that appeal was dismissed,” the plans said.

The proposed development would be accessed off Lower Street with a central spine road to run through the site.

40% of the houses would be classed as affordable, the policy compliant rate, which would be a mix of affordable rented and intermediate tenures.
“Notably, and in response to the last appeal decision, the mix of affordable homes has been adjusted to better align with the local authority needs by including more two bedroom units and fewer three bedroom units,” the plans said.
It added: “From an economic perspective, the proposal will make an efficient use of this highly accessible site for the development of 19 new homes which will make an important contribution to the district’s identified housing need, in particular, the council’s identified affordable housing needs, and will contribute to the vibrancy and vitality of Okeford Fitzpaine village.”
